UK: Developer Wavensmere Homes has unveiled plans for a 320-unit coliving scheme near Nottingham train station.

The existing 0.25-hectare island site comprises Waterway House – a vacant, 1970s built two-storey office building – and cleared hardstanding areas. It was previously owned by Nottingham City Council, and has been vacant since 2021.

The site has a previous consent for an eight-storey apartment scheme with car parking at ground level. Designed by Corstorphine & Wright, the new coliving scheme’s amenity provision will include a gym, padel court, communal dining area, games room, lounges, coworking space and meeting rooms. VervLife will operate the scheme.

The site, in the city’s Canalside Quarter, is bordered by Waterway Street to the south, Newthorpe Street to the east, Crocus Street to the north and an area of public realm and the tram line to the west.

Ben Clarke, technical director at Birmingham-based Wavensmere Homes, said: “We are excited to unveil our plans for this outstanding addition to Nottingham city centre’s residential offering. High quality, amenity-rich coliving developments offer a unique opportunity to foster a new community, whilst providing a bridge for a wide range of people until they are in a position to get onto the property ladder.”

While each studio apartment at Waterway House will be self-contained with an en-suite bathroom and kitchenette, the masterchef-style communal kitchen, dining area, games room and lounges, co-working space, meeting rooms and fitness facilities will bring people together. We are consulting with stakeholders and welcome comments and feedback from local people to ensure this brownfield site is redeveloped in the most sustainable way,” he added.
