US: Legacy Partners and Invesco will convert the Hive creative office campus in Costa Mesa, California into a residential project.

The proposed Hive Live residential site will be constructed over three phases and will feature 1,050 rental units spanning three buildings.

In a unanimous vote, the Costa Mesa City Council gave the developers the green light to begin the process of rezoning the 14.25-acre property. Currently the site houses various businesses, some restaurants and NFL team Los Angeles Chargers’ performance facility.

The three residential buildings will be inspired by “human motivation,” according to a presentation from the developers. The Innovator building will be modern and aimed at renters who like to socialise; the Explorer will be geared to creative, outdoorsy types; and the Eco-Enthusiast building will feature sustainable elements for those who enjoy meditation and prioritise wellness.
