UK: Rise Homes’ £40 million Spinners Yard build-to-rent (BTR) scheme was completed by Clegg Construction earlier this month, and will be ready for residents by mid-June.
The 11-storey U-shaped development is located on Regent Street in Mabgate, and features 185 studio, one-, two- and three-bedroom units.
CBRE will oversee lettings for the property, which was funded by a £22 million loan from Leumi.
The building is connected to the Leeds PIPES district heating network, a £62 million initiative reducing emissions in the city – the project saved approximately 6,467 tonnes of carbon in 2024, up from 5,900 in 2023.
The ground floor has an enclosed car park, an entrance lobby, reception, and management office, while the upper levels have a gym, residents’ terrace, rooftop terrace, a lounge, private dining room, workspaces, and a breakout area.
Spinners Yard is the second collaboration between Rise Homes, which is backed by investment manager Gresham House, and Clegg Construction in Yorkshire, having previously collaborated on the Ironworks, a £28.7 million development in Sheffield.
Project partners included Gresham House, 5Plus, West Yorkshire Combined Authority, Dalbergia, and Leeds City Council.
