Australia: Developer Coronation Property has secured planning approval for a major build-to-rent scheme in Sydney‘s Waterloo neighbourhood.
The scheme will feature 826 apartments alongside retail, hospitality, wellness and public spaces.
The 2.1-hectare site is located at the corner of Danks and Young Streets, less than four kilometres from Sydney CBD and within walking distance of Waterloo Metro and Green Square Station.
The State Significant Development application and accompanying rezoning received approval through the NSW Government’s Housing Delivery Authority (HDA) pathway, making the project the largest housing development approved under the scheme to date.
Construction is already underway following approval for early works in March this year, with staged completion expected from 2028.
Coronation Property managing director Joe Nahas said: “Waterloo is a rare opportunity to deliver housing at genuine scale in an established inner-city location, but our ambition for the project goes well beyond the number of homes. We have an opportunity to create a complete neighbourhood, one that draws on the character and cultural energy of Waterloo, Surry Hills and Redfern while introducing exceptional architecture, hospitality, amenity and public spaces of its own.”
Coronation’s build-to-rent platform, Nation, will operate the scheme, with a range of apartment configurations intended to cater to different household types and stages of life.
The development will also introduce City Starter, City Stayer, a new apartment typology created by Coronation and Nation to expand housing options in well-connected inner-city areas, meeting the needs of both younger renters seeking to enter these neighbourhoods as well as older residents looking for a more efficient home in the right location.
Communal amenities will be focused on wellness, work, social interaction and everyday convenience, and designed around the experience of a luxury hotel.
At street level, around 4,000 square metres of retail and dining space is planned, with a tenancy mix of food and beverage, wellbeing, services and convenience offerings.
