Coliving and workspace planned for Bristol brownfield site

UK: Yara Capital has unveiled plans to create 275 coliving homes and workspace on a brownfield site in Bristol.

The proposals for the site at 25 Trinity Street in the city centre include two buildings and a new coworking space.

The western building will contain 275 coliving studio apartments alongside “high-quality communal amenity spaces for residents”. The eastern building could provide around 2,600 square metres of flexible workspaces suitable for start-ups, creative studios, light industrial uses and life science laboratories.

The proposed height varies from three to six storeys, which has been designed to complement the surrounding area and Old Market’s heritage.

Alfie Yule, development manager at Yara Capital, said: “25 Trinity Street is currently underutilised and offers little to the local community. We now have a real opportunity to bring the site back to life and deliver meaningful benefits for Old Market and the wider city by providing high‑quality employment space for creative, life‑science and light‑industrial businesses, alongside new homes in a sustainable location. Central to the proposals is a landscape‑led design approach that reflects and celebrates the area’s culture and heritage.”

Historically, the site was used as a railway goods yard through the mid-nineteenth century.

The remaining feature from this time, a Pennant stone boundary wall along Waterloo Road will be retained and enhanced as part of the scheme and integrated alongside the architecture of the proposed buildings.

The project will feature the use of solar panels, various biodiversity enhancements, and retention of the mature trees closest to Newtown Park on the eastern side of the site.

Yara Capital is inviting residents and businesses to share their views on the proposals by April 23, ahead of a planned planning application submission to Bristol City Council later in the Spring.
