UK: Fusion Group has gained Gateway 2 approval for a 636-bed PBSA development on Lordship Lane in Wood Green, north London.

This marks Fusion Group’s first Gateway 2 approval. CField Construction has been appointed as main contractor on the construction of the scheme, which is expected to have a contract value of nearly £100 million, with construction expected to finish in time for the 2028 academic year. The wider scheme will also include 79 affordable homes, which will be operated by a Registered Provider.

The scheme will feature more than 1,000 square metres of ground floor amenity space and a double height landscaped courtyard, including ground floor retail.

Fusion’s Wood Green scheme is one of five projects being delivered as part of a £500 million whole-loan facility secured from Maslow Capital in July this year. The facility – one of the largest single-lender debt packages arranged for UK PBSA – is funding schemes in Birmingham, London, Loughborough, Glasgow and Cardiff, together delivering 3,146 PBSA beds.

Marking Fusion’s first Gateway 2 approval, the business currently has three further developments submitted in the Building Safety Regulator’s pipeline – consisting of 541 beds in Loughborough, 666 beds in Brent Cross Town as part of Fusion’s joint venture with Cheyne Capital, and 807 beds in Leeds – with a fifth application for Gateway 2 approval to be submitted for its new Canada Water site in Q2 2026.

André Ferdinand, projects director at Fusion Group, said: “Our Gateway 2 approval at Wood Green is a crucial step as we continue to build out Fusion’s PBSA portfolio in London and across the UK. With Wood Green now through Gateway 2 and three other schemes comprising more than 2,000 further beds going through the system, we have an extraordinary pipeline that is currently moving forward in order to deliver much-needed and high quality homes for students, jobs for local people across the UK, and wider economic benefits.”

Gavin O’Flaherty, managing director at CField Construction, said: “Having achieved Gateway 2 approval, we’re now eager to get started on site on behalf of our partners at Fusion Group in delivering this excellent student and affordable housing scheme.”
