UK: Revised plans for a coliving development at Kelham Island in Sheffield have been given planning consent.
Developer Grantside, supported by Urbana Town Planning and Cartwright Pickard, submitted an application to Sheffield City Council last year for a site bounded by Bowling Green Street, Ward Street and South Parade.
The plans for the Hive Central cover the demolition of the existing buildings on the site and construction of the seven-storey scheme.
Hive Central will feature 100 coliving units, commercial space on the ground floor, a central courtyard and communal living and working amenity spaces.
The accommodation will comprise 87 studios, seven accessible studios and six two-bedroom apartments.
Planning permission was granted in 2021 for a development with 90 coliving units.
The new application includes a number of modifications, including a change of upper floor layouts – with the removal of two bed apartments and increasing the co-living apartments. A change has also been made to roofline, including a reduction in duplex units and a reduced building height to Ward Street.
A planning officer’s report said: “The principle of the coliving scheme has been established by the extant consent. The proposed internal changes would not lead to a materially more intensive level of occupation. Significant weight should be attributed to the ’tilted balance’ and the fact that the scheme would make a significant contribution to the city’s housing supply.”
