UK: Hadley Property Group has secured planning consent for the redevelopment of the former GlaxoSmithKline headquarters in Brentford, west London.
The 13-acre brownfield site site will eventually feature around 2,300 homes, including PBSA and coliving, and 300,000 square feet of commercial, community and educational space.
The developer’s reuse-first strategy retains the basement, substructure and original tower, saving more than 34,500 tonnes of embodied carbon and demonstrating the impact retrofit can have at scale.
The first phase of development will see the construction of 761 homes across five blocks. The landmark tower will be redeveloped and built on to become the tallest block on the site reaching 26 storeys, with 239 apartments.
Of the 761 homes, 612 will be sold on the private market, 116 will be available for social rent, and 33 marketed for intermediate rent.
A pair of linked buildings reaching 24 and eight storeys will feature 506 beds. The plans consist of 96 studios and 410 cluster rooms.
A 21-storey coliving block will provide 296 en-suite rooms with shared kitchen facilities and living space.
Planning documents outline the potential for retail outlets, cafes, a micro-brewery, a cinema and fitness centres. The scheme also includes a new NHS GP surgery and a nursery.
Phase one will deliver 1.49 hectares of new public realm, including an arrival square, a main plaza, and pedestrianised areas.
The plans will also include new connections to Boston Manor Park, the River Brent and Brentford High Street; flexible workspace and community uses designed to support a diverse local economy; and new innovation hub in partnership with the University of West London.

The development still needs final sign-off by the Mayor of London.
