UK: Architect Morris + Company has submitted plans for a 45-storey PBSA development in south London on behalf of Scape.
The scheme would replace existing buildings at 231-235 Southwark Bridge Road with a standalone tower, improved public realm and two restored listed townhouses.
The 851-bed scheme also includes amenities for study, socialising, wellbeing and community uses.
If delivered, it will be one of Europe’s tallest purpose-built student towers, matching the 45-storey Cirrus Point tower in Leeds.
Joe Morris, founder and director of Morris + Company, said: “231-235 Southwark Bridge Road has been designed to meet an extraordinary combination of acoustic, spatial and urban constraints, including neighbouring railway lines and the Ministry of Sound nightclub. Our ambition was never simply to deliver a student housing tower. We wanted to improve everything the project touches: the experience of students, the quality of public space, the future of historic buildings and the character of London’s skyline. Every design decision has been driven by that objective.”
Scape is proposing to contribute more than £30 million towards affordable housing elsewhere in Southwark.
Construction is targeted to start in mid-2027 with completion by the end of 2030.
