Australia: Australia’s build-to-rent (BTR) pipeline has reached 51,000 apartments, worth AUS$40.1 billion, according to new research from BDO.
The figures represent a significant increase on last year’s 39,300 apartments and $30.1 billion, reinforcing the sector’s rapid growth.
For the first time, New South Wales has overtaken Victoria as the leading growth market for future build-to-rent supply, a change that signals where policy settings are working and where capital is increasingly flowing.
Property Council NSW executive director Anita Hugo said: “What we’re seeing in Sydney is capital responding to certainty. Stable tax settings, clearer planning pathways and a genuine appetite to work with industry are helping BTR projects move from concept to delivery – and that’s translating into more high‑quality rental homes for people who need them.”
Victoria still holds the largest overall pipeline, but momentum has shifted towards Sydney, which is now shaping the next wave of delivery.
Institutional capital is concentrating in the NSW market, where planning reforms and more stable tax settings are helping projects move from concept to delivery. This includes last year’s NSW Budget, when the Government made the 50 per cent land tax concession permanent, providing long term certainty to investors and developers.
BDO Real Estate advisory partner Luke Mackintosh said: “Build-to-rent is no longer a concept story. It is an operating, income-producing asset class delivering real homes and stronger communities.”
Australia now has 33 operating platforms, as investment shifts focus from delivering projects to optimising operations, including tenant experience, management quality and returns.
