UK: Developer CLS has agreed the conditional sale of its Spring Gardens site in Vauxhall to residential developer London Square, in a deal valued at £70 million.
The site, currently occupied by office space, will be redeveloped into a residential-led scheme, subject to planning approval. A planning application is expected to be submitted in early 2026.
CLS previously explored plans for a mixed-use scheme on the site before revising its strategy towards residential development. The site, located close to Vauxhall and Nine Elms, is currently leased to the National Crime Agency, with the lease due to expire in 2026.
Under the agreement, CLS will retain rental income until the lease ends, with the sale completing subject to planning consent. The scheme will be delivered by London Square, which recently acquired Westminster Tower from CLS as part of its wider London expansion.
